What we do for clients
Most people come to us holding investment property they are selling, or have just sold, and needing replacement property that qualifies for a 1031 exchange.
Rather than have the seller locate their own replacement property, we represent income-producing properties with fractional interests available that qualify for 1031 exchanges.
We also work with attorneys, accountants and qualified intermediaries to help their clients with 1031 DST transactions.
The properties we work with
Our firm typically works with real estate sponsors offering fractional ownership in institutional-grade, professionally managed properties. Debt on these properties is generally non-recourse.
Interests may qualify as like-kind replacement property under Section 1031, and are available only to accredited investors.
Our aim is to meet a client's specific needs on their 1031 DST exchange and build a long-term relationship rather than a single transaction.
Where we may be able to help
Areas we may assist advisors and their clients with include:
- Matching debt and equity on a replacement property
- Meeting the 45-day identification deadline
- Deferring capital gains from a like-kind sale
- Providing an alternative to day-to-day property management
- Placing left-over boot — the difference when two properties are not of equal value
- Situations where an investor cannot personally replace a mortgage, since the lender underwrites the trust rather than each investor
- Non-recourse debt, where personal guarantees are generally not required
- Flexible investment amounts, with the ability to split across multiple DSTs
